Moving to Oahu from the mainland: what it really costs and where to land

Most of my buyers from the mainland are either military on PCS orders or folks finally chasing the island dream. Both deserve the honest version, not the brochure. So here it is — the real cost of landing on Oahu, and where I'd point you.

The cost reality

The median single-family home is around $1.17M; condos run closer to $520K. Yes, it's more than most of the mainland — but the gap is smaller than people think once you factor in no state-level surprises like high property tax. Honolulu's owner-occupant property tax is actually low (0.35% with a big home exemption). Where it gets you is everyday cost of living, so build that into your number, not just the mortgage.

Financing — VA is huge here

If you've got a VA loan, Oahu is one of the best places in the country to use it: $0 down, no PMI, and the conforming limit on Oahu runs north of $1.2M, so you can buy a real home without jumbo financing.
